This two building complex was built in 1981. All units face toward the ocean and are 2 bedroom/2 bath. Approximately 1200 sq.ft. There is underground parking, tennis and a pool. Minimum rental is monthly. Each unit features an inside utility room with washer and dryer and a spacious master suite. Each building is 5 stories high and with the staggered design their are few common walls with neighboring units.

RULES & REGULATIONS

Effective June 13, 2015 Supersede all previous versions and are in compliance with: Florida Statute 718 -- Declaration of Condominium -- By-Laws

FAILURE TO COMPLY WITH ANY OF THESE RULES & REGULATIONS MAY RESULT IN FINES UP TO $100 PER OFFENSE

The purpose of these Rules & Regulations is to protect, preserve, and enhance life at Fairwind Shores Condominiums. They serve as a guide to our community of owners and their family members, guests, renters, and tenants for maintaining an attractive, safe, secure, and enjoyable place to life.

Unit Owners are responsible for the conduct of their guests and renters and are responsible for any violations or damage caused by them. Therefore, it is the responsibility of Owners to assure that all who occupy their unit and/or visit understand and abide by these Rules & Regulations.

OWNERS
  1. Each new Owner must provide the Association Manager with a copy of the sales contract for that unit’s purchase within two weeks after purchase.
  2. Only Owners can be members of the Fairwind Shores Condominium Association, Inc. and are entitled and encouraged to attend all Association Meetings including Annual Meetings, Board of Directors’ Meetings, special meetings, and appointed committee meetings. Closed Board of Directors’ Meetings, held under the auspices of the Florida Condominium Act, are the sole exception.  Renters/ Tenants are not permitted to attend Board of Directors Meetings.
  3. The Association Manager MUST be given updates on changes to your phone numbers, e-mail addresses, or home addresses.
  4. In the event of any Violation, the Board of Directors has the authority to levy a fine on the Owner.
(Renter/ Tenant/ Guest Registration Forms available in Association Office or on Association Office Door)
  1. Units are not to be rented or leased for a period of less than 30 days.
  2. Each Owner, directly or via a Rental Agent, must provide the Association Manager with a copy of their Renter/ Tenant Florida-legal Lease and a copy of the Renter/ Tenant Registration Form before moving in.  Owner or Rental Agent must, by Signature, agree to having provided a copy  of the Rules & Regulations to the Renter/ Tenant, and that the Renter/ Tenant agrees to- and will abide by- the Rules & Regulations.
  3. Owners not in residence must e-mail the Association Manager before the arrival of pending Guests. If Owner has not completed the Renter/ Tenant/ Guest Registration Form, then the pending Guests must complete at arrival.

POOL & POOL DECK AREA (8:00am to 10:00pm)​
  1. NO LIFEGUARD ON DUTY!!!
  2. ​NO GLASS CONTAINERS OF ANYKIND IN POOL OR POOL DECK AREA
  3. NO HORSEPLAY IN POOL OR ON POOL DECK AREA AND NO RUNNING
  4. NO DIVING OR JUMPING INTO POOL
  5. ONLY NOODLES, INFLATABLE SAFETY AIDS, LIFE VESTS AND SMALL WATER TOYS ARE PERMITTED.  FLOATS, SURF BOARDS, OR FRISBEES ARE NOT PERMITTED
  6. EVACUATE POOL & POOL DECK AREA WHEN THUNDER & LIGHTNING OCCUR
  7. CHILDREN under the age of 16 must be accompanied by an adult at all times
  8. Shower before entering Pool & Pool Deck Area to remove oils, sand & tar
  9. ONLY swimming attire may be worn when using the Pool
  10. Persons using exterior medication, having open sores or cuts, or contagious diseases must not use the pool
  11. Music or any kind of Communication from Portable Radios, CD Players, IPODs, Computers, Etc must be turned to such a low volume that it does not disturb others in the Pool Deck Area
  12. Smokers must assure that smoke does not affect or disturb non-smokers
  13. Cigarette remnants must be completely unlit and discarded into appropriate containers
  14. The Pool or Pool Deck Area cannot be reserved for private functions
CLUBHOUSE  (8:00am to 10:00pm -- later if reserved & approved by Association Office)
  1. Wet bathing attire is not permitted
  2. Shoes are mandatory
  3. May be reserved for private events by contacting the Manager -- must be properly cleaned after the event or Owner will receive a Cleaning Fee Invoice
  4. Children under age of 16 may not be in the clubhouse by themselves, and the clubhouse may not be used as a play area or playground
  5. May not be used for any commercial business
  6. No running or horseplay or any other activity not related to the playing of tennis is permitted on the tennis court
  7. No toys, equipment or items not related to the playing of tennis is permitted on the tennis court
  8. Tennis shoes are mandatory
  9. Children under the age of 16 wishing to play tennis must be accompanied by a responsible adult and must only play tennis with market-manufactured tennis rackets
  10. Court reservations may be made by completing the sign-in sheet located near the tennis court
  11. Court may be reserved for 90-minute increments
  12. Court must be yielded on arrival of reservation holders at the designated time
TENNIS COURT


SAUNAS
  1. Children under the age of 18 must be accompanied by an adult
GENERAL
  1. Children under 12 yrs of age should be under the supervision of an adult when anywhere on Common Area Property
  2. Roller Skates, Roller Blades, Tennis Shoes with Rollers, Skate Boards, Scooters, and other similar toys may not be used anywhere on Fairwind Shores Condominium Common Area Property
  3. Owners are responsible for any damage caused by family members or renters or tenants or guests. Renters and tenants are responsible for the actions of their guests and dependents.
  4. Bicycle riding is permitted for entering or exiting Property only.

VEHICLES
  1. All residents must register their vehicles with the Manager -- Owners should register their guests prior to their arrival, if possible
  2. Boats, trailers, commercial or recreational vehicles must be removed within 48 hours or they will be towed at Owner’s Expense
  3. Mechanical work on vehicles located in the garages or on Association property is prohibited
  4. Car washing is permitted only in designated area by residents only -- times and days permitted per the St. John’s Water Management are listed on the sign
  5. A set of keys should be left with the Manager for vehicles parked in garages if the Owner is gone for an extended time, for emergency use only
GARAGES/ STORAGE AREA
  1. Only  bicycles may be stored in storage bin area – all other items must fit  in your storage bin
  2. Only a small personal shopping cart may be stored in front of your parking stop -- no items are permitted to be placed against the wall or adjacent to the parking space
  3. Each assigned parking space is for vehicle parking only
  4. Oil changing or auto repairs are not permitted anywhere on property
LOBBY
  1. No bare feet, Lobby floors can be slippery
  2. Protect our Security –
    1. Do not open doors for anyone unless you are sure they belong here
    2. Be sure Lobby & Stairwell Doors close
  3. Do not give our keys to any Vendors (ask Manager to provide & assure their return)
SMOKING
  1. SMOKING of ANY KIND is NOT PERMITTED in any enclosed areas  outside  of  your  unit. Dispose of cigars, cigarettes, etc. in proper receptacles only, not on the ground or floor. Do not throw cigarettes, cigars, etc from balconies or patios.
ELEVATORS
  1. Manager MUST be notified 24 hours in advance if the elevators are to be used to move furniture, equipment, etc so that protective pads can be hung
  2. Elevator damage will be billed to the Owner using the elevator to move furniture, equipment, etc without having notified Manager
  3. Owners are responsible for notifying Vendors of this responsibility
  4. Avoid using elevators during severe storms
  5. Playing on or with elevators is prohibited
FURNITURE FOR BALCONIES OR PATIOS
  1. Only NON-FERROUS balcony or patio furniture may be placed on balconies or patios (No metal that will rust should be used on the balcony or patio).  Acceptable materials are:

    ​Wood               Wicker often has Hidden Metal Inserts  --  check when purchasing

PETS
  1. NO PETS OF ANY KIND ARE PERMITTED AT ANYTIME ON PROPERTY
GENERAL INCLUDING BALCONIES/ PATIOS/ HALLWAYS/ STAIRWELLS
  1. COMMON WALKWAYS STAIRWELLS MUST REMAIN FREE OF OBJECTS (Fire Code)
  2. You may have 2 Chairs and 1 Plant placed at your unit’s entrance
  3. NOTHING IS TO BE HUNG FROM BALCONY RAILINGS
  4. ​Rugs shall not be beaten or shaken from the balconies or on walkways or in stairwells
  5. Dust, litter or water shall not be swept from a unit into any walkway or from any balcony
  6. Garbage/ Kitchen trash must be in secured plastic bags before throwing down trash chute
  7. Glass, Cans, Paper, Cardboard, and Plastic must be taken to Recycle Dumpster in Garage
  8. Unbroken fluorescent tubes are to be deposited in the bins next to the Recycle Dumpster – NEVER put them in the garbage or Recycle Dumpster
  9. SHOPPING CARTS must be returned to the garage immediately after use
  10. No cooking on balcony decks or patios
  11. Charcoal Grill is available near the shuffleboard court, or bring your own grill to that area
  12. Do not put anything but toilet paper in commodes
BULLETIN BOARDS
  1. Owners/ Renters/ Tenants may post personal notices such as meetings, events, items for sale,  on the open bulletin boards in the lobbies and garages.
  2. Glass-enclosed bulletin boards in the lobbies are for official Association use only
VENDORS
  1. Vendors must register in the office BEFORE beginning any work on property
  2. Work Hours are Monday through Saturday, 9:00am to 5:00pm
  3. 24-HOURS IN ADVANCE NOTICE IS A MUST if an A/C Unit is being installed and a Crane is required to come onto the parking lot

All Ocean View Condominium Rental Group, Inc. guests in our vacation rental homes, condos and must agree to abide by the rules and regulations established by each condo association. The rules are generally geared toward allowing the quiet enjoyment of the premises by every resident and guest. Ocean View has a simple form for each guest to sign to indicate agreement to the condo rules as well as the Ocean View Condominium Rental Group vacation rental policies. Keys to your vacation rental can not be provided without your signature.​
